SINERJI ENGINEERING Lda is currently delivering a mixed-use apartment building combining three ground-floor retail units, two warehouses, and parking with modern two- and three-bedroom (T2–T3) apartments across the first to third floors.
The ground floor combines three retail units — each with its own restroom and kitchenette — with two warehouse spaces and dedicated parking, giving the building a functional commercial base. Above it, the first through third floors house a mix of two-bedroom (T2) and three-bedroom (T3) apartments, served by an elevator, a main staircase, and a separate service staircase, with access to a reinforced concrete roof terrace.
The Challenge Of Project
The challenge is combining ground-floor commercial space — retail units, warehouses, and parking — with multiple floors of residential apartments in a single reinforced concrete structure, without compromising access or circulation for either use. The building is served by an elevator shaft alongside a main and a separate service staircase, and is built on a reinforced concrete slab with concrete block masonry. Construction has reached the plastering stage, with electrical, plumbing, and HVAC systems already installed.
